These notes are provided as a guideline for tenants who wish to rent a property through Wilkinson Estates. Please contact us regarding any specific queries you may have.
General Information
a)
It should be noted by the Tenant/s that all Tenancies are subject to the Approval of the Landlord, and satisfactory References and Credit References being obtained.
b) Utilities
All tenancies are exclusive of Water Rates, Council Tax, Gas/Oil, Electricity and Telephone charges unless otherwise stated in the Tenancy Agreement. Wilkinson Estates cannot undertake the transfer/connection of telephone services, and the tenant must bear this responsibility and cost.

Tenants are responsible for insurance of their possessions. Homelet provide comprehensive policies for tenants, and accidental damage to landlords contents can also be insured. Please enquire for details. The Landlord's insurance will not cover accidental damage caused by the Tenants or the Tenant's own personal effects.
d) Tenancy Agreement
Tenants are advised to read the Tenancy Agreement thoroughly prior to signing. It is a binding legal document. If there is anything that is not understood, it is recommended they should take advice from either the Citizens Advice Bureau or from a solicitor.
ACCOUNT SUMMARY NOTES
(Upon having your offer on a property accepted you will be provided with the Account Summary detailing monies due)
1) Rent Due in Advance
Rent is always paid monthly in advance. It should be noted by the Tenant/s that the last month�s rent cannot be taken from the Security Deposit. The monies as per the Account Summary must be cleared funds in the Wilkinson Estates Client Account by your moving in date, therefore, please arrange payment in a suitable form (such as Bank Transfer, Building Society cheque/Bankers Draft) if there is no time for a personal/company cheque to clear.

2) Deposit (or 'Bond')
A deposit of 1� months rent is held by the Landlord�s agents, or the Landlord, as stakeholders against dilapidations. This is returnable at the termination of the Tenancy less deductions where applicable for the following : (a) Breakages and damage incurred during the Tenancy. (b) Necessary restoration of property, furnishings, fittings and garden to pre-tenancy condition c) other monies owed by the tenant to the landlord. The deposit, where held by us, will be protected by the Tenancy Deposit Scheme (administered by The Dispute Service Limited) or one of the other approved schemes. Full details will be included with your tenancy agreement.
3) Administration Fee
A fee of �85.00+VAT is charged to both the Landlord and the Tenant for the preparation of the Tenancy Documents and other administration costs.
4) Inventory
An independent Inventory Clerk may be appointed to draw up a report
detailing the contents and condition of the property. The charge for the
preparation of this Inventory, and the check-in fee, is met by the Landlord.
A charge will be made to the Tenant for the 'check-out' at the termination
of the tenancy and this cost will depend on the size of property (please ask
if you require an estimation of the check-out cost). The Landlord may
choose to provide their own inventory.
5) Reference Fees
(a) Private Lets
We apply to a Credit Reference Agency for a financial and personal reference grading. A charge of �40.00 + VAT per person will be made. Should the Tenancy not proceed after references have been checked the charge is non-refundable.
Please note that the Reference Agency require household income to be at least �10,000 per annum for each �300 of rent (ie income would need to be �30,000 pa for a property of �900 per month).
(b) Company Lets
A Director of the company must sign the Tenancy Agreement. We apply to a Credit Reference Agency for a financial reference grading for the company. A charge of �30.00 + VAT will be made. Should the Tenancy not proceed after this reference has been checked the charge is non-refundable.
6) Reservation Charge
A Reservation charge will be taken to secure the reservation of the property until all References, Credit Searches and Tenancy Documents are prepared. Should the Landlord withdraw, this Reservation charge will be refunded, less charges made for Reference/Administration Fees. It should be noted by prospective Tenants that should they withdraw at any time after payment of the Reservation charge or the References/Searches prove to be unsatisfactory, they will forfeit this amount in full. If the applicant delays the proposed commencement of the tenancy beyond that originally agreed the amount will also be forfeited (unless such delay is accepted by the landlord).
